Building Your Home with Clarity and Quality

One of the initial and most important choices you will make is selecting the appropriate pricing structure. Our main suggestion at iLevel Construction is the Cost Plus model. This is the reason:

  1. Complete Transparency: Actual bills and receipts will be shown to you, with a standard project management markup of 10% to 12%. No hidden costs.
  2. Adaptability: This model enables us to make adjustments without sacrificing your financial objectives in the event that timber prices fluctuate during the project, as they frequently do.
  3. True Collaboration: From carpet selections to cabinet upgrades, you keep discretion over your spending.

We've discovered that Cost Plus gives our clients peace of mind, especially in volatile markets. For example, one recent client wanted to upgrade their Windows in the middle of a project. Under Cost Plus, the transition was seamless and cost-effective, which would not have been achievable with a rigid Fixed Bid approach.

While Fixed Bid pricing may appear favorable for its dependability, it frequently includes extra risk cushions. In times of volatile material costs, builders may exaggerate their bids to protect themselves, which can result in higher costs for you.

We've learned one thing over the years: the better prepared you are, the easier your build will go. That’s why we charge 1% of the estimated construction cost for a robust pre-construction planning phase.

Here’s what’s included:

  • Finalized architectural drawings
  • Septic system design (when needed)
  • Detailed material bids from trusted vendors
  • Client selection management via BuilderTrend software—organizing up to 450 decisions, from tile to trim.

This pre-planning cost is an investment in accuracy and peace of mind, not just a line item. You will have a precise, accurate image of your house and budget by the time construction begins.

Take it from one of our recent clients: “The pre-planning phase saved us from unexpected costs down the road—we made all the big decisions early, so the build itself was smooth and even enjoyable.

We think your house should be a reflection of who you are, but it should also last for many years. We achieve that equilibrium at iLevel Construction by fusing your vision with our construction scientific know-how. Here's how we can assist:

  • First, we educate you on energy-efficient options, best practices for structures, and building codes.
  • Clever substitutes Prefer a luxury look at a lower cost? We often suggest cost-effective materials that don’t sacrifice style.
  • Build the bones right – From insulation and HVAC to foundation systems, we always prioritize the essentials before exploring luxury finishes.

For example, if a client dreamed of a dramatic vaulted ceiling—but it would have blown their budget. Instead, we proposed a modified roof pitch that preserved the open feel at a fraction of the cost. Creativity doesn’t have to mean overspending.

You don't have to spend a bunch to have a distinctive home. With careful planning and sophisticated design features, we help clients achieve the "wow" factor without breaking the bank.

Some favorites we frequently recommend:

  • Modern single-slope (shed) roofs provide a high-end appearance, efficiently shed water, and reduce framing costs.
  • LED track lighting - For only around 1% more of your electrical expenditure, you may create a completely unique lighting look.
  • Climate-smart judgments - We assist you in making selections that add actual value and appeal to your region, making them ideal for future resale.
